KEY RESPONSIBILITES
Leadership, Training and Team Development
- Positive leadership skills including written and verbal communication
- Work collaboratively with management and facilities teams to solve problems with professionalism and focus on customer service
- Multitask and work without direct supervision, exhibit effective customer service, people and organizational skills
- Training and onboarding of new service technicians
- Training of service technicians and problem solving for RealPage Facilities application and tablet usage
Planning, Scheduling and Operational Oversight
- Schedule and manage activities of service team and contractors
- Schedule all repairs, move-in turnover, cap ex projects to be completed while following the annual property budget and/or needs of property
- Plan and complete daily, weekly, and monthly actions to maintain customer service, work order completion, capital replacements, preventative maintenance, and site inspections
- Provide consistent recommendations for property needs, including but not limited to, capital replacements, deferred maintenance and system needs
- Assist in budget planning/forecasting
- Lead completion and scheduling of new move-in apartment turnover and work with vendors
- Work with the property manager and Area Facilities Coordinator to keep within HUD purchasing guidelines.
Maintenance Execution and Property Upkeep
- Ability to work with a sense of urgency to ensure all service requests are responded to in a timely manner while maintaining the highest standards for the resident’s home and community
- Perform various duties such as work order completion and distribution to team members, building repairs, and snow removal/shoveling to provide residents with a clean and well-maintained living environment
- Maintain property grounds through daily inspection, clean-up, and preventative care
- Maintain and care for equipment
- Maintain inventory of equipment, tools, and supplies
- Complete emergency repairs as required to prevent damage and deterioration of property
- Complete monthly inspection logs
- Lead and complete semi-annual unit inspections
- Maintain accurate records for all work orders, preventative maintenance, and site and grounds inspections
Compliance, Safety and General Responsibilities
- Maintain an organized, clean, and safe work environment
- Comply with site safety and hazardous communication standards
- Perform on-call responsibilities as part of an on-call scheduled rotation
- Perform any additional tasks as requested
- Abide by all local, state and federal Fair Housing guidelines.
WORK ENVIRONMENT
- Gillespie Group is an in-person workplace.

- All team members are expected to work onsite Monday through Friday during standard business hours, unless otherwise specified by their role or designated shift.
- Physical Requirements: Prolonged physical activity that requires the ability to exert up to 20 lbs of force consistently and 50 lbs of frequently, the ability to move or lift up to 100 lbs occasionally. Ability to frequently operate standard tools, travel by car between properties and the ability to climb stairs, balance, stoop, kneel, crouch or crawl.

- High school diploma, general education degree or related Vocational Training and 2 years of property management maintenance including knowledge of plumbing, appliances, mechanical, electrical, drywall repair, HVAC systems, and carpentry experience or an equivalent combination of education/experience.
- Experience with capital improvement projects, operational reporting and budget guidelines
- EPA Tier 2 Certification or ability/willingness to achieve in 90 days
- Ability to work with a sense of urgency to ensure all service requests are responded to in a timely manner.
- Ability to display effective communication, customer service, and organizational skills.
- Gillespie Group requires a background and drug screen as a condition of employment and passing of required physical testing.
- A valid driving license, vehicle, and current automobile insurance are required.
- The position requires individuals to furnish their own vehicle to fulfill all the job’s functions.
